Custom Designs

Base pricing for a custom design is $1.00 per square foot of all space under roof (whether or not it’s heated space), with concrete slab foundations, with a $650 minimum charge.

A crawlspace plan can be created for an additional $.40 per square foot. (This includes piers and beams under every load-bearing wall, even if it is only a ceiling load.) Sometimes additional fees will apply for certain unusual design features that require extra work and time. A 50% deposit is requested after the basic layout of the floor plan is more or less determined.

An exterior 3D rendering is included. Interior renderings of up to three key rooms are also included.

Stock Plans

Stock plans are priced per plan:

  • The Shotgun is $995.

  • The Shotgun with Bonus is $1150.

  • The Griffith and the Griffith II plans are $2500.

  • The Jeffrey is $1450.

  • The Jeffrey II is $1550.

  • Groovy Manor is $1725.

  • Call for other plans.

Plans Include

  • Detailed floor plan for each level showing room dimensions, wall partitions, windows, doors, etc.

  • Exterior elevations showing all four sides including exterior materials and measurements. We typically depict elevations on a level site, except for basement plans.

  • Electrical floor plan showing the location of electrical switches and light fixtures. Outlets should be placed per code by the builder, though we do include some specific locations.

  • Foundation plan

  • Roof Plan

  • Ceiling Plan

Form of Delivery

  • Included is a soft copy in PDF format that you can reproduce and print at will on the paper size of your choice. Plans used onsite should be printed on large paper, such as Arch D (24” x 36”) or Arch C (18” x 24”) if the plan isn’t too large. This usually yields a 1/4” to 1’ scale. The software I use to create plan sets requires the paper size to be set in the PDF. Upon request I can create a version for smaller paper for your home printer, such as letter or legal size.

  • Image files for exterior 3D renderings are included upon request.

Disclaimer

Because we are a residential design firm, we do not provide drawings stamped by an architect or engineer. Although this is not usually required there are exceptions, such as in hurricane- or earthquake-prone areas, extremely sloped lots, and some other situations. Many states and counties amend the codes in their area, so be sure to consult your local building officials to determine the plan, code and site requirements.
